Resident Selection Criteria

This information details the Resident Selection Criteria for 1693 Homes, LLC (“1693 Homes”). It may be revised, modified, or updated at any time by 1693 Homes at the discretion of 1693 Homes. Applicants applying to homes governed by homeowner’s associations (“HOAs”) or municipalities may be subject to additional qualification criteria based upon HOA regulations or municipal ordinances.

 

Equal Housing Leasing 

As someone seeking to lease a home you have the right to expect that housing will be available to you without discrimination or other limitations based on race, color, religion, sex, sexual orientation, disability, familial status, or national origin. This includes the right to expect equal professional service, the opportunity to consider a broad range of housing choices, no discriminatory limitations on communities or locations of housing, reasonable accommodations in rules, practices and procedures for persons with disabilities, and to be free from harassment or intimidation for exercising your fair housing rights.

 

HOW TO QUALIFY

Each potential resident older than 18 years of age and planning to occupy the home is required to submit a full application.  Final qualification and approval can only be determined after submission and review of an entire application.  We will not process an application without receipt of the non-refundable application fee. We do not guarantee the availability of the desired property, and the application fee will not be returned if the property is no longer available.  We endeavor to process applications completely within 48 hours, although this cannot be guaranteed.  Each applicant over 18 years of age will pay a $30 non-refundable application fee through Buildium to cover the cost of the background check and credit report.

Business Relationship

The relationship between Management and our residents is a business relationship. A courteous and businesslike attitude is required from both parties. We reserve the right to refuse rental to anyone who is verbally abusive, uses profanity, is disrespectful, makes threats, is under the influence of alcohol or illegal drugs, is argumentative, or in general displays an attitude at the time of the showing or application process that causes Management to believe we would not have a positive business relationship.

 

Identification

All applicants must provide a valid government issued photo ID card and a Social Security Number (SSN).

 

Income

Applicants must have a minimum combined gross income of 3.0 times the monthly rent.  Guarantors/co-signers must have a minimum of 4.0 times the monthly rent. Proof of income may be required on a case-by-case basis. Acceptable proofs of income include at least one current paystub, three consecutive months of full bank statements, child support documents, benefit letter (such as Social Security, disability, military), or an offer letter for new employment. 

 

Credit

A credit report will be completed on all applicants to verify credit ratings. Income plus verified credit history will be used to determine rental eligibility and security deposit levels.  We actively exclude student loan or medical debt during consideration of the application.  Unfavorable accounts include, but are not limited to: collections, charge-off, repossession, and current or recent delinquency. We are often able to work with applicants with a history of bankruptcy or foreclosure, depending on overall credit worthiness, income, amount of security deposit, and background of co-applicants or co-signers. We have no formalized minimum credit score for approval. 

 

Criminal History 

A criminal background check will be conducted for each applicant. All criminal records are evaluated from the date of disposition, regardless of the Applicant’s or Occupant’s age at the time such offense was committed.

The application will be denied for any felony conviction up to seven (7) years prior to the application date (subject to local laws/requirements).The application may be denied for any crimes of a sexual, violent, terrorism, property damage, theft/fraud nature regardless of level (ie, felony or misdemeanor) or amount of time passed since conviction.

 

Rental History

An evaluation of verifiable rental or mortgage payment history and rental behavior for at least the last 12 months is a required part of our application. Any history of eviction is a disqualifier. 

 

References

We require information from employer(s) and current and past landlord(s) for the past 3 years and at least one individual who will not be living in the home to serve as references for each applicant.
